Differences between a Real Estate Consultant and a Real Estate Agent



Most people know who are real estate agents and what they do, but what about the real estate consultant? Do they play the same role? If not, then what are the differences?

The real estate agent is primarily focused on selling homes.  He is concerned about making a profit from the sale of that home. 

A real estate consultant, on the other hand, does not have the objective of selling a home.  In fact, the real estate consultant is completely unbiased in the purchase or sale of a property.  The real estate consultant’s primary concern is helping the consumer satisfy his real estate needs. He charges for his service instead of making a profit from the sale of the home.

real estate consultantWhen you work with a real estate consultant, he might seem to be unbiased or even disinterested in his approach.  A real estate consultant listens to his consumer to determine he will be able to offer any kind of service.  To make an unbiased decision, the real estate consultant must be completely objective in the situation.

A real estate agent will usually do what is necessary to convince a consumer to purchase a home. On the other hand, if the consultant believes that the property will not meet the needs of the consumer, he will advise the consumer against purchasing the property.

The real estate consultant wants to be sure that product results will be achieved in a real estate situation.  To do this, the consultant will ask many questions about the consumer’s wants and needs.  The consultant will look for different ways that the consumer’s objectives can be achieved.  This is very much unlike a real estate agent who believes that all a consumer’s needs can be met with the sale of a home.

For a consultant, time is money.  The consultant doesn’t want to waste his time nor does he wish to waste the consumer’s time.  Each minute the consultant spends on a dead-end deal is a minute that he could have been spending on a more profitable deal.  The real estate consultant will make sure to advise the consumer of a deal that is destined to go sour.  Not doing so would be an injustice to both the consultant and the consumer.

There are situations where the services of a real estate agent will be needed and situations where a real estate consultant will be needed.  Knowing the difference between the two professions will help you to know which you need.
