Effective Real Estate Referral Marketing

Referral marking is one of the very cost effective methods to promote your real estate services.  The best thing about referral marketing is that you don’t have to pay any money upfront.  Whilr you still have your part to play, most of the work with referral marketing is done by your clients.

It is natural that people spread the word when they receive a good service.  This promotion by ‘word of mouth’ is known as referral marketing. When your clients have a positive experience with you, they would want to tell others about it and the more people they inform, the leads you will get. Leads translate to clients and the more leads you have the more clients you get.

One is the way that you operate your business and the other is developing an awareness of your referral marketing program.  You must let you clients know that you want them to refer you to others. Otherwise they may not, thinking that you already have a steady stream of leads from your other promotion efforts.

If you have not informed your clients of your referral marketing program, you will need to do so and built it into your business practice. Each of your clients should be made aware that you need their help to refer clients to you. You may consider offering some kind of discount for each referral.  This is quite a common practice in the real estate businesses.

Other than creating awareness of your referral marketing program, you need to operate in a manner that gives your clients a reason to refer others to you. In other words it is necessary to give every client a positive experience. Be aware of your actions all the time. If a client does not have a positive experience with you, chances are that the client will tell someone of his bad experience.  All it takes is ‘one bad apple’ to counter your referral marketing efforts.

If you provide multiple kinds of service, you should make sure that each client knows of these services as well.  Many times a client receives only one of the services that you provide.  This same client may not know of your other services and hence will not make a referral. When this happens, your referral marketing has failed.
