Home Building Costs
It is not easy to determine home building costs. There are so many factors that go into home building costs that it can be a huge task itself to even come up with an estimate. However if you know what exactly goes into home building costs, you will then be able to better estimate your total price.
A quick way to estimate home building costs is to find similar houses in the area that has the same overall look and size of one that you want to build. By doing this you can come very close to the overall estimate very quickly. For example, if the home you are looking at is selling for $240,000, and the cost of the land is $40,000, then you know that the construction cost of the home is approximately $200,000. This is, of course not an exact science, but by following this basic rule you will be able to get an estimate of the home building costs.
Home building costs can be influence by the interior feature of the home as well. Let me give you an example. You may, for example want to have a completely finished basement. You should factor this into the cost estimate. Even though this may not seem like a big deal, you could be dealing with thousands of dollars.
When you are figuring out home building costs, you must keep in that there may be an unexpected cost overrun. Just to be safe you may want to put away about 10% for contingency to ensure that you have the money to cover any overrun.
Also every year, home building costs usually increase about 3 to 6%. This is due in part to cost appreciation of the land, as well as the cost of labor and materials. You should factor this into the estimate.
Home building costs can often times be very difficult to pinpoint. But by being precise and detail oriented in the planning stages, you will be able to come up with a close estimate on your home building costs.
