Here are a few guidelines that you can follow when you need to hire a tenant to act as a landlord.
1. The first thing that you will want to do is to find a tenant who is responsible. They will be in charge of your property so you will want to make sure that they know exactly what they are doing. Never hire a tenant that has made late payments in the past. This may sound a little harsh, but if they are not responsible enough to pay their own rent on time, how are they going to be in charge of everyone else’s?
2. It would be wise to order a background check on potential tenants that you will be hiring to act as landlord. This is very important as your landlord will probably have access to everything in your property, as well as other people’s units. You will need someone with a scotch free record in order to ensure yourself that they can be trusted at all times.
3. You should have a reasonable offer in mind when you approach possible tenants about becoming a landlord. You simply cannot expect them to take up the responsibility of become the landlord without any sort of compensation.
4. You should try to find someone who you feel you can become a friend with. They are after all in charge of your investment and your will want someone whom you can stay in close contact and maintain a friendly business relationship.
Finding a tenant that can also act as a landlord need not be a difficult process. If you follow the four guidelines listed above you should be able to find a suitable tenant.
