What is Real Estate?

Real estate generally means a piece of land - including the air above it and the ground below it - and any buildings or structures on it. It include anything that is fixed, immovable or permanently attached to it such as appurtenances, buildings, fences, fixtures, improvements, roads, shrubs and trees (but not growing crops), sewers, structures, utility systems, and walls.

Real estate can include business and/or residential properties. It also includes commercial shopping centers, industrial and manufacturing buildings and property, vacant land and farms. Real estate is sometimes called realty.

The title of the land include title to air rights, mineral rights, and surface rights can be bought, leased, sold, or transferred together or separately.

Real estate can be sold or brought either by a realtor acting for individuals or directly by the individuals themselves.

In some countries such as the United Kingdom, Canada, United States, Australia real estate is a legal term. It encompasses the land along with improvements to the land, such as buildings, fences, wells and other site improvements that are fixed in location or immovable.

Real estate law is the body of regulations and legal codes which pertain to such matters under a particular jurisdiction and include things such as commercial and residential real property transactions.

Real estate is often considered synonymous with real property, in contrast with personal property. Real property is distinguished from personal property, which is other property owned by a business or individual, including equipment, furniture and fixtures. Real property is typically considered to be immovable property.

However, in some situations the term "real estate" refers to the land and fixtures together, as distinguished from "real property", referring to ownership of land and appurtenances, including anything of a permanent nature such as structures, trees, minerals, and the interest, benefits, and inherent rights thereof.
